Direction and layout
The first thing a consultant will usually establish is the property's orientation. This includes understanding which direction the property faces and how the different areas are positioned within it. The main entrance is an important part of this assessment. Its direction and location within the floor plan are typically considered along with the overall layout of the property.
Rooms arrangement
The consultant should then look at the placement of the key rooms. These are living areas, bedrooms, kitchen, bathrooms, study or work areas, and storage spaces. It is not just about where a room is located. How the space is being used can also matter. For example, the way a bedroom is arranged may be discussed differently from a room that is being used as a home office.
Going beyond the floor plan
For a villa in Dubai, the assessment may extend beyond the rooms inside the house. The consultant may also look at the entrance to the property, garden, parking area, open spaces, and how the villa sits on the plot. For an apartment, balconies, windows, the building layout, and the property's surroundings may also come into the conversation.
Checking what can actually be changed
This is where a consultant's practical experience really matters. Not every property can be redesigned. If you are renting an apartment, for example, moving a kitchen or changing walls may simply not be an option. A consultant should be able to distinguish between major structural recommendations and smaller changes that can realistically be made. A useful Vastu assessment should help you understand your property rather than overwhelm you with rules.
